real estate agents in Kansai

Hi,
I am thinking of using a real estate agent to find an apt. in Kansai, preferably Kobe although I wouldnt mind Osaka if it is near the train station or between the two cities. Does anyone know of an especially good (or especially bad) company?
I had been thinking of Leo Palace because of no key money/deposit/agent fee but you have to pay all rent up front-- if I had that kind of cash I wouldnt have had a problem w/key money/deposit/agent fee.

I am currently using Big West to find apartments. They seem to have the most leads, cheaper places, and they give you tea, and the guy I met was smart, honest, and straight to the point. but every place will be different.

the have agencies in Umeda, Namba, hell, just about any part of Osaka.

LeoPalace have lots of extra that you have to pay that are not included in their published price. Something that not many people know.

They also have a package that allows you to pay monthly but you have to be a member which of course cost money up front but better than paying the whole 12 months. There are more details to this though.
