Interested in renting our apartment in Osaka

First post. My wife and I are moving to Australia, and we wish to rent our 1K room in Osaka.
Does anyone have any experience renting as an owner? Any advice or things to look out for?

Main thing is that my wife wants the renter to have a 2 year lease. In my experience that seems to be
a long time, especially for Japan. Real estate agents have told her it should be fine, but no responses yet, and we are leaving soon...

Use a good agent.

The law all works in favor of the landlords here..
rent to some hardworking Japanese person and you are very unlikely to have any problems.
