Default Legal stuff to know about renting and moving

Here is a translation of some important terms that will appear on a rental contract

and Transport. It covers Saitama too.)

原状回復義務(Genjyo-kaifuku gimu) →Duty of restitution
Repair expense, such as natural consumption by time being, is lessor-paid

経過年数の考慮(Keika nensu- no Ko-ryo)→Consideration of elapsed years

経年劣化(Ke-nen rekka)→Damage which occurs in nature

通常損耗等、自然に起きる損傷(tsu-jyo-son mo-, shizen ni okiru sonsho-)→such as aged deterioration usual consumption

消費者センター(Sho-hisha Center-)→Consumer affairs bureau

Wall Paper
6 years life span. -When you dirt/spoiled/torn you pay
for 10% of it.

House cleaning
You clean in the normal manner (wipe, sweep, and clean the ventilating fan in kitchen, windows, floors etc) you don't need to pay an extra fee for cleaning.

Key changing (if they ask you to pay)
You don't need to pay for changing the old key when you move out.

Changing Tatami mat
You lived on it as usual, you don't need to change. Tatami
deteriorates over time.

Damage before your Hikkoshi
You don't need to pay. If the landlord and real estate agent insist to say `you did it`, they have to prove it.
